There is no downtown. There is a two-lane road, a lot of live oak, and some of the best-known destinations in the Hill Country hiding at the end of gravel driveways. The Salt Lick, Trattoria Lisina, Driftwood Estate Winery, Duchman Family Winery, and a wedding venue every mile or so. On a Saturday afternoon in spring, the traffic on Ranch Road 1826 will remind you that everybody else likes it out here too.
What you are really buying is distance. Neighbors you cannot see, dark skies, and room for a shop or a horse. What you are giving up is convenience, and that shows up in ways suburban buyers do not expect until they read an inspection report.

The commute is real
Figure 35 minutes to downtown on a good morning and closer to an hour when 290 backs up. Two-lane roads mean one wreck changes your whole day. Drive it at your actual report time before you commit.
Weekend traffic and events
Wineries, breweries, and wedding venues bring real crowds on weekends. Some buyers love being near it. Some do not want a venue at the property line. Worth knowing which one you are before you pick a road.
Services are farther out
Groceries, urgent care, and delivery all mean a drive. Volunteer fire coverage and distance to a station can also affect your homeowners insurance quote, so get that quote early rather than at closing.
Internet is not a given
Service varies road by road out here, from fiber to fixed wireless to satellite. If you work remotely or run a home office, confirm what is actually available at that address during the option period.

Limestone, cedar, and oaks set the tone in Driftwood. The landscape feels like genuine Hill Country even though it sits within 30 miles of Austin. That character does not exist in any master-planned suburb.
Winery and culinary lifestyle buyers
Salt Lick BBQ has made Driftwood famous, and the Fitzhugh Road corridor and surrounding area have a growing winery, brewery, and farm-to-table scene. Buyers who want to live in that environment β not just visit it β choose Driftwood.
Remote workers who value location over amenities
If you never need to drive to an office, Driftwood's tradeoffs collapse. Internet service has improved significantly. The setting is compelling.
Tradeoffs to consider
Driftwood has no incorporated city, no city water, no city sewer, and no municipal services. Every property requires a private well and septic system. The commute to Austin is 35 to 55 minutes depending on exact location. Local grocery and healthcare require a drive to Dripping Springs or Buda. The market is thin, which affects appraisals. Some roads are unpaved county or private roads.

The market is thin β limited comparable sales make appraisals less predictable, and pricing requires local knowledge. Properties that are unique in features or location are the hardest to appraise. Work with an agent who has genuine Driftwood comparable data, not someone running an algorithm.

The top of the market here. Gated, invitation-only, custom estates around a Fazio course with a private winery and ranch amenities. Availability is limited and often not publicly listed. Ask me and I will tell you what is actually available.

Gated, with a golf course and clubhouse amenities, on lots large enough to still feel rural. HOA dues and architectural review come with it, so read the restrictions before you plan a shop or a barn.

Rim Rock
One of the most sought-after neighborhoods in Driftwood, and an established one. Mature trees, large lots, dramatic terrain, and long views where the topography cooperates. Homes here have some age on them, so roof, HVAC, and septic condition deserve attention, and slope affects driveway grade and drainage.

The Dripping Springs corridor
Where buyers land when they want the Hill Country address with city utilities, sidewalks, and builder incentives. Smaller lots, lower maintenance risk, more HOA. A fair comparison to make before you commit to acreage.

Off 1826 and 150
Individual tracts with few or no restrictions, which is both the appeal and the risk. No HOA telling you what to build, and no HOA stopping the neighbor either. Read the deed carefully and check what is permitted next door.

What Buyers Should Know in Driftwood
No municipal utilities
There is no city water or sewer in Driftwood. Every property requires a private well and septic system. Get a full well inspection (flow test, water quality, pump condition) and a complete septic inspection on any Driftwood property.
Edwards Aquifer recharge zone
Parts of Driftwood sit over the Edwards Aquifer recharge zone. This restricts certain land uses, impervious cover percentages, and some construction activity. Verify recharge zone status through the Hays County GIS or the Barton Springs/Edwards Aquifer Conservation District before planning any development.
Thin market appraisals
Rural Driftwood has limited comparable sales. Appraisals are less predictable than in suburban areas, and the appraiser may need to pull comparables from a wide radius. This affects VA and conventional financing equally β discuss the appraisal risk with your lender before going under contract.

Conventional systems are cheap to run. Aerobic systems require ongoing maintenance contracts and inspections. We inspect the septic separately, pull the permit records, and confirm the system is sized for the bedroom count.

Survey, easements, road maintenance
A current survey matters more here than anywhere else. Shared driveways, utility easements, and private roads with no county maintenance all affect what you can build and what you owe your neighbors.

Camp Mabry is reachable via 290 and Loop 1, though the drive is longer than from Buda or Kyle. San Antonio is a straightforward run down 281 or I-35 if you split time between the two.

Zero down still applies, but the appraisal scrutinizes water, septic, and road access. Acreage and outbuildings can also complicate valuation. This is the kind of property where using an agent who has closed VA out here matters most.
