What Dripping Springs Is Actually Like
Downtown is four blocks of Mercer Street. Limestone buildings, a bakery, a distillery, boutiques, Vintage Soul, run by the people who own them. No big-box retail and no hospital in town. Everything past those four blocks is space, and that is the actual product here. Founders Memorial Park in town. Hamilton Pool Preserve and Pedernales Falls a short drive out. Jester King, Deep Eddy and 12 Fox Beer Co close enough for a Saturday. Enough venues that the state calls this the Wedding Capital of Texas, and a dark sky ordinance that keeps the stars visible in a way they are not 20 miles east. People come for the schools and the land. They stay because the drive home feels like leaving the city behind.
This is also the part of the county where the house matters less than what is under it and around it. Six things decide whether a Dripping Springs home is a good buy. Square footage is not one of them.

The 290 commute
There is one road east and it is 290. Off-peak you are in downtown Austin in 40 minutes. At 7:30 it can be an hour and change, and a wreck closes your only option. Your errands run the other direction, west on 71 to Bee Cave and Lakeway for real shopping, and there is no hospital in Dripping Springs, so plan on 30 minutes for anything serious. Drive both at your real times before you fall in love with a house.
DSISD is the premium
The district is why prices here sit above Buda and Kyle, and it has been growing fast enough to keep shifting boundaries and building schools. Today’s zoning is not a promise. I verify with the district for the address. This matters even if you have no children at home, because zoning drives who wants the house when you sell it.
Well, septic, and water
Outside the master-planned neighborhoods you are on a well and a septic system. That means water testing, flow rate, septic inspection, and a real conversation about drought restrictions. Skipping these is the most expensive mistake buyers make out here.
Get the insurance quote early
Texas homeowners insurance surprises relocating buyers more than the tax rate does, and out here wildfire exposure and roof age both move the number. I want a real quote during your option period, not an estimate after closing. Same for HOA dues, which run from modest to significant depending on the neighborhood.
MUD and PID in the big neighborhoods
Belterra and Headwaters carry district assessments that add meaningfully to the monthly payment and do not appear in the list price. I show you the all-in number before you write.
A builder contract is not the Texas contract
Different earnest money terms, different timelines, upgrade pricing decided at the design center, and a warranty worth reading before you sign it. You still get your own inspection, and you should. The model home agent works for the builder. Bring me in first, at no cost to you.

Where to Look in Dripping Springs
Eight areas I send buyers to most, and what each one trades away. One more thing to know: Double L Ranch off Ranch Road 12 will eventually bring more than 2,200 homes to this side of town. That changes traffic and it changes resale competition, and it is worth factoring in before you buy nearby.

Largest master-planned
Belterra
Closest to Austin on 290, most established, and the easiest Dripping Springs address to resell. Rooster Springs Elementary is inside the neighborhood, and Belterra Village sits at the entrance, so groceries, dinner, the gym, and a doctor are a golf cart ride away instead of a highway trip. It is not one product either: older sections are deeply wooded with big yards, and newer areas like The Heights are compact and modern. It sits in a MUD, so budget the assessment.

Gated master plan
Highpointe
Belterra’s opposite, one road south off Sawyer Ranch Road. Fully gated, 740 acres, no commercial inside it, and no highway noise. The amenity center is the best in the area, with a two-story gym, three pools, pickleball, sports fields, and catch-and-release ponds. Trails connect to the Sycamore Springs schools. The trade is simple: you drive for everything, including a gallon of milk.

Newest amenity
Headwaters
Built on 1,035 acres of former ranch land, and the one that does not look like a suburb. Architectural standards require Hill Country modern or modern farmhouse, ridges were left intact, and there is an amphitheater for stargazing under the dark sky ordinance. Highest assessment of the master-planned options. Verify what your section pays before you compare it to Belterra.

Creek and trails
Caliterra
South of 290 on Ranch Road 12, built along Onion Creek. Creek trails, mature oaks, greenbelt lots, and a coffee shop inside the neighborhood. Sits between Belterra and Headwaters on price. The right answer for buyers who want nature more than amenities.

Entry point
Big Sky Ranch and Heritage
The answer for buyers who want Dripping Springs ISD and cannot get there on Belterra pricing. Big Sky Ranch sits near downtown with smaller lots, a denser traditional layout, and walking distance to Founders Memorial Park. Less amenity, less yard, lowest way into the district. New sections are still opening through 2026, so builder incentives are usually on the table.

Gated estate lots
Bunker Ranch and Hawkridge
For buyers who want privacy instead of a clubhouse. Bunker Ranch is gated with heavily wooded estate lots and no district assessment on top of the tax bill. Hawkridge is 88 acres of gated custom lots with a spring-fed pond and long views. Both feed Dripping Springs ISD. Inventory is thin, so expect to wait for the right one.

Walkable
In town near Mercer Street
The only walkable option in Dripping Springs, and there is almost nothing for sale. Older homes, real character, and inspection attention required. Be pre-approved before you tour.

Acreage
West and south toward Henly and Wimberley
One to ten acres, views, and the reason many people come out here at all. Verify well, septic, easements, and road access. A VA appraisal looks hard at property condition on rural land, and I flag issues before we write.

Commute
Camp Mabry and Austin
Camp Mabry is the practical daily drive from here, and it is a reasonable one against traffic. JBSA is a long day trip, not a commute. If San Antonio is in your rotation, look at Buda or San Marcos instead.
Your benefit
VA loans and rural property
Zero down and no mortgage insurance, and it works fine on acreage as long as the property meets condition standards. Well and septic get scrutinized. With a 100% disability rating, the Texas exemption is significant against these values.
