What San Marcos Is Actually Like
The river runs through the middle of town and it is spring-fed, so it is 72 degrees in August. Sewell Park, the Square, the outlet malls, and Texas State all sit within a few minutes of each other. It is louder and more mixed than Kyle or Buda, and considerably cheaper. Retirees and students share the same grocery store, which is stranger and better than it sounds.
San Marcos rewards buyers who do their homework, and it punishes the ones who do not. Four things decide what you should pay here, and two of them will not show up on the listing.

The river and the floodplain
The 2015 Blanco River flood is still the reference point here, and parts of town carry real risk. I check the flood map and pull an insurance quote during your option period, not after. An elevation certificate is worth asking for.
The university effect
Neighborhoods near campus run on student rentals. That means parking, noise, and investor competition, and it also means real rental income if that is what you want. Two blocks changes the whole character. I will tell you which side of the line you are on.
Two districts, one city
Most of the city is San Marcos CISD, but the northern edges near Kyle can feed Hays CISD. If schools drive your decision, this is not something to assume. I verify with the district for the specific address.
The split-the-difference advantage
Nowhere else on this list puts you inside an hour of both Camp Mabry and JBSA. If your household commutes in two directions, San Marcos is usually the answer, and it is the cheapest way to buy that flexibility.

Where to Look in San Marcos
Five areas I send buyers to most, and what each one trades away.

Active adult
Kissing Tree
The 55-plus community, and the most amenity per dollar in the county. Golf, pickleball, a full social calendar. It carries a district assessment, so look at the all-in monthly number, not the sticker.

Master-planned
Blanco Vista
North side, closest to Kyle and the fastest commute to Austin from San Marcos. Newer homes, pools, trails, and the school zoning here is the one worth verifying carefully.

Hill Country views
La Cima
West side, newer, and the closest thing to a Hill Country neighborhood inside the city. Higher price point, better views, and a longer drive to I-35 than the map suggests.

Walkable
Downtown and the historic districts
Character homes near the Square and the river, some of the oldest housing stock in the county. Expect real inspection findings and be honest with yourself about student-rental neighbors.

Newest
South and east toward the bypass
Where the entry price lives, with the newest subdivisions and the most builder incentive. Check what is planned on the adjacent land before you buy, because the east side is still filling in.

San Marcos for Veterans and Active Duty
Commute
Camp Mabry and JBSA
This is the true midpoint. Camp Mabry is roughly an hour and JBSA is roughly an hour, which no other city in the county can offer. If you are dual-military in opposite directions, start here.
Your benefit
VA loans work well here
Zero down and no mortgage insurance, and San Marcos has the price points where that goes furthest. On older homes near campus, expect the VA appraiser to look hard at roof, electrical, and peeling paint. I flag those before we write.
