What Lakeway Is Actually Like
Lake Travis is the whole reason. Marinas, boat ramps, the Lakeway swim center, three golf courses, and neighborhoods built up the hillsides for the views. Lake Travis ISD is one of the strongest districts in the metro and much of the price premium lives there. The town itself is quiet and residential with the Hill Country Galleria in Bee Cave handling most shopping. Cedar, oak, and elevation everywhere you look.
Lake life has specific homework attached to it. Six things decide whether a Lakeway house is a good buy.

620 is the daily reality
There is essentially one road, and it backs up hard at commute hours and on summer weekends. Figure an hour to downtown at the wrong time. Drive it at your actual commute time before you commit, because this is the number one reason people leave.
Wildfire preparedness matters here
Steep terrain, cedar, and limited access roads. Insurance carriers price that in, some decline, and defensible space around the house is a real conversation. I pull an insurance quote during the option period, because on some properties it changes the deal.
Lake level is not the same as lake access
Travis is a flood control reservoir and it swings many feet between wet and dry years. A dock that floats today can sit on dry ground in a drought. If water access is why you are buying, I will show you what that property looks like at low water before you sign.
Lake Travis ISD is most of the premium
One of the strongest districts in the metro, and it is priced into every house out here. Boundaries matter, and not every Lakeway address feeds the school you assume. I verify with the district for the specific address.
Slope, drainage, and retaining walls
Hillside lots handle water differently and retaining walls are expensive to fix. I look at grading, wall condition, and where storm water goes, because on this terrain that is where the big surprises live.
Septic and water on the edges
Much of Lakeway has city services, but properties on the outskirts can be on a well or septic system. Flow test, water quality test, septic inspection. Verify which system the specific property is on rather than assuming.

Rough Hollow
The amenity leader out here: the Yacht Club and Marina, multi-tiered pools, trails, a fitness center, and sweeping water views, with newer construction throughout. Carries an assessment, so compare the all-in monthly number rather than the list price.

Established Lakeway
Old Lakeway and the golf courses
Where the town started, closest to the water, with winding streets, mature trees, and older custom builds on larger lots. The important part: no master-planned HOA rulebook. If you want to park a boat, build a shop, or paint the house whatever color you like, this is the section to look at. Older systems, so inspect properly.

Newer and closest in
Serene Hills
Over 450 acres of preserved green space, hiking trails, elevated home sites, and contemporary architecture on the Bee Cave side, which means the shortest 620 drive and the fastest access to the Galleria. Strong resale story. Verify what your section pays in assessments.

Guard-gated country club
The Hills of Lakeway
Guarded around the clock, built around the golf course, with mature landscaping and the most active social calendar in Lakeway. Club membership is part of the lifestyle rather than an add-on. Understand the dues structure before you tour, because it belongs in your monthly number.

Gated custom estates
Flintrock Falls and Flintrock at Hurst Creek
Guard-gated, Jack Nicklaus golf, rolling terrain, and luxury custom homes on quiet streets. The top of the Lakeway market alongside The Hills, and the quieter of the two. Views cost money here, and a slope lot means looking hard at drainage and retaining walls.

What most people picture when they say Lakeway. Docks, coves, and direct access. This is where lake level, dock permits, and shoreline rules all matter, and I go through each one with you before you write.

Apache Shores and the Lake Travis edges
The entry point into Lake Travis ISD, with smaller and older homes, some on septic. Real value for a family chasing the district. Condition and utilities are the whole conversation here.

Camp Mabry, honestly assessed
Camp Mabry is 35 to 50 minutes depending on 620 and 2222. It is doable and it is not short. If you report daily, drive it at your real time before you decide the lake is worth it.
Your care
Austin clinic, plan the drive
The Austin VA clinic is a solid drive east, and Temple is well over an hour. If you have frequent appointments, factor that in against the lake lifestyle.
Your benefit
VA loans on hillside and waterfront
Zero down and no mortgage insurance work here, and there is no loan limit with full entitlement. On steep lots and older homes the appraiser looks at condition, retaining walls, and septic. I flag likely issues before we write.
