The river has flooded, and creeks through town have too. I pull the flood map and a genuine insurance quote during the option period, and on low-lying or riverfront property I want an elevation certificate before you commit.
Two very different markets

Airport-proximate and Tesla corridor workers
Austin-Bergstrom is roughly 30 minutes on TX-71. The Tesla Gigafactory is accessible in 20 to 30 minutes via TX-130. Both corridors make Bastrop viable for a category of workers the city wasn't serving five years ago.

Bastrop's market splits cleanly: in-town historic and master-planned suburban. The Colony on Highway 71 is the city's largest master-planned community, with amenity centers, trails, and an elementary school inside the development. The Del Webb 55-plus section makes it effectively two markets in one. Builder incentives are usually available. ColoVista

Mid-range, settled, with community parks and a location close to the schools and the shopping. The most practical family neighborhood in the city and where a lot of my Bastrop buyers land. Verify the assessment for the section.

Off Highway 71 with resort-style amenity centers, trails, an elementary school inside the community, and a Del Webb 55-plus section, which makes it two markets in one neighborhood. Pecan Park and Rivers Bend

TX-304 / TX-21
